Yes, lease terms range from 7 to 15 months based on availability. Short term fees charged are an additional $150.00 per month.

All applicants must make a combined 3x the rent amount based on gross income. Guarantors must make 5x the rent amount based on gross income. Income verification is required through Checkpoint Income Verification, via your payroll system or bank account.

Subleasing and lease takeovers are prohibited. Any new roommates will be charged a $75 application fee to cover the cost of credit and background screening required.

A non-refundable application fee of $75 will be paid by each applicant and guarantor for 18 years of age or older. Additionally, a $250 administrative fee will be assessed at the time of application. If your application is canceled within 24 hours of approval, fails to sign the rental agreement, or refuses to move in on the agreed date, the administrative fee is non-refundable. If your application is declined, the administrative fee will be refunded to the primary applicant’s address listed on the application.

There is a $500 (or up to 1 month's rent) security deposit based on credit screening.

• 2 Bedroom: $142.00 (Water $45, Property Liability Waiver $12, Cable/Internet $65, Amenity Fee $15, Pest Control $5)
• 3 Bedroom: $152.00 (Water $55, Property Liability Waiver $12, Cable/Internet $65, Amenity Fee $15, Pest Control $5)
• Note: The resident must set up electric power service with Baldwin EMC.

Pets are only allowed with written consent from management. Breed restrictions apply. There is a maximum of 2 pets per apartment, and current shot records must be provided at move-in and at lease renewal.

• 1 Pet: $350 at move in, $30 monthly pet rent
• 2 Pets: $600 at move in, $55 monthly pet rent

Yes, boat and recreational vehicle parking is $50/month. Storage units are available at $100/month.
